Been thinking as to why this may be. I'm in a cynical mood.
1) they think it might go for more if they keep hold of it a bit longer,
2) someone has actually offered them more and they have gazumped Dave's friend,
3) something is up with it and they are worried if they sell it at that price it may bite them on the arse.
